Welcome to Casper Retreat, a designer-decorated home in the heart of Massanutten Resort. With 5 bedrooms, the house sleeps 14 comfortably (without even using sofas)! Relax in the hot tub, then enjoy a meal at the outdoor table or sip wine around the firepit. Inside you'll love the open floor plan with modern decor and plenty of space for larger groups. Downstairs is a second living room / game room with foosball, basketball, and arcade game. Plus, pet friendly!

The home layout is as follows: Main level: - Private back deck with brand new dining table and lounge area with propane firepit and gas grill (propane provided for both) - Great room with large TV and electric fireplace, open to dining area and kitchen - Dining table seats 10, plus 4 more at the bar - Kitchen is fully stocked with everything needed to prepare meals. Ground coffee and k-cups provided. - BR1: Master bedroom with king bed and ensuite bathroom - BR2: Bedroom with 2 full beds and ensuite bathroom that also connects to common area - Laundry area Lower level: - Lower deck with hot tub and additional table/chairs - Additional living room / game room with oversized couch, 55" TV, foosball, basketball game, and arcade game - BR3: King bedroom with ensuite full bathroom - BR4: King bedroom - BR5: Two sets of twin bunk beds - Full bathroom that is shared between BR4 and BR5 (Jack and Jill style) Things to do nearby: The house is about a 5 minute drive to the slopes, pool, and dining at Massanutten, 6 minutes to the spa, and 7 minutes to the indoor/outdoor Waterpark. The Swift Run Gap entrance to Shenandoah National Park is 15 minutes away with some of the best hiking on the east coast. JMU and everything else in Harrisonburg is 20 minutes away, and there are several breweries, wineries, and restaurants within 15 - 20 minutes of the house. - Casper Retreat is pet friendly! We allow up to 4 pets with a $100 pet fee (total, not per pet or per night). - We provide our guests $1,500 of coverage for accidental damage to the property or its contents. The cost of this is already embedded in the cleaning fee. - Massanutten offers hiking, skiing, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and much more. - The driveway that can fit 3 vehicles, plus 2 more parking spaces right in front of the house along the street. There is an overflow parking lot available in Massanutten. - Wifi is fast with a strong signal throughout the house and decks. All 5 bedrooms, plus both living rooms, feature smart TVs where you can access all the main streaming services. - We provide a fully stocked coffee bar with multiple coffee drip and Keurig options - Guests can enjoy community pool access in the summer season for a $6 per person fee. - Linens and towels provided - Due to wildlife, trash must be taken to the Massanutten community dumpsters - Pack n play and high chair provided - We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here. Lastly, this property is located within an HOA that requires the community rules to be posted here, so here are those rules: NEW WELCOME TO MASSANUTTEN! This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests enjoying their retreat. NOISE • Quiet hours: 10:00 PM - 7:00 AM. • Keep noise indoors during these hours. • No excessive noise at any time, as judged by MPOA or its assigned agents. PARKING • Keep all tires off the road. • Don't block fire hydrants or park in front of another property without written approval from your host. • Park only in designated areas or overflow lot (4,007 Peak Dr., Massanutten, VA) • No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host. OUTDOOR FIRES • High wildfire risk area! • No open fires. • No unattended fires. • No firepit use during quiet hours (10:00 PM - 7:00 AM). • Firepits and grills may be restricted during local emergency conditions, check MassanuttenVillage(dot)com or electronic sign at entrance for updates. ALCOHOL No open containers on roads or in common areas. PETS • Leash always required when outside. • Clean up after your pets. TRASH • Do not place garbage/trash outside, including screened-in porches, decks or carports. Trash attracts wildlife, which could endanger you and damage the property. • Dumpsters are located at 4,003 Peak Dr., Massanutten, VA

Please note that in booking our property that you agree to: Our home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations, as well as federal, state laws and local laws and ordinances. There are short-term rentals in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, or owners of second homes enjoying their retreat. Please respect their privacy and property rights, along with those of other guests in our private residential community. NOISE Noise that is unreasonable in the judgment of MPOA or its designated agent is prohibited at any time. Quiet Hours are between 10 P.M. and 7 A.M. PARKING All tires must be off the roadway. DO NOT BLOCK FIRE HYDRANTS! Our private neighborhood roads are “highways” for law enforcement purposes per Rockingham County ordinance. Do not park adjacent to any other homes or lots unless this home’s owner or property manager has told you he has explicit permission for you to do so. Parking rules violators may be subject to having their vehicles towed. If you cannot park all your vehicles on this property driveway or top area by staircase, overflow parking is available at: the MPOA Owners’ Swimming Pool parking lot at 4007 Peak Drive. NOTE: Buses, campers, and RVs may not be parked at houses or along neighborhood roads. With prior MPOA approval they may be parked in the overflow lot during your stay. NO OPEN FIRES You are in an area that is at risk for wildfire! NEVER leave any outdoor fire unattended. SPACE HEATERS For safety reasons make sure all space heaters are turned off and disconnected from the outlet when leaving the house and when not in use. ALCOHOL Open containers of alcohol are prohibited on any road or common area. PETS No Pets of any kind, no exceptions TRASH DO NOT place trash anywhere outside the house, including on porches. It will attract wildlife that could endanger you and damage the property. Due to wildlife, trash must be taken to the Massanutten community dumpsters. In your maps app please search for “MPOA Community Dumpsters” which are located on Peak Dr, near the Stonewall Terrace Pool for MPOA. We hope you enjoy staying in our home. Please be respectful as we also regularly use it with our friends and families. We understand that things can break; please notify us immediately should this happen. We know that spills happen; when they do, take a moment, and wipe/sweep them up. It’s also important to consider that there may be guests coming within a few hours of your departure and we want them to enjoy their stay just as much. HOUSE RULES - Unless otherwise agreed, check-in is after 4:00 PM and check-out is at 10:00 AM. - No parties or events inside or on the property. Violation of this will result in cancellation of your reservation with no refund. - No smoking, no vaping inside or on patios. A claim will be filed with Airbnb if this is not honored. - No Pets of any kind, no exceptions - This is a no shoes house. All shoes must be taken off at entry. - Please follow all hot tub rules mentioned on the sign and ensure the hot tub cover is properly secured on top after each use. -For safety reasons make sure all space heaters are turned off and disconnected from the outlet when leaving the house and when not in use. - Never adjust the thermostat more than 3 degrees at a time (it can cause the system to freeze). - Leaving the property in a reasonably clean condition. -Please be cautious in front and behind the house since it's a steep hill. CHECK OUT - Please put all used dishes and cookware in the dishwasher and run it before leaving or if clean, on the dish drying rack next to the kitchen sink. - Please set thermostat to eco temperature mentioned on the hanging sign (Oct through April 65 degrees & May through Sept 75 degrees) - Please turn off any lights - Please lock front & back patio doors before leaving and close any windows. - Please remove all open containers of food & drink from the refrigerator, freezer and kitchen cabinets. - Please make sure the BBQ grill is cleaned. - Please drop all trash to the MPOA Community Dumpster - Please make sure hot tub is set to 100-degree temperature and cover is properly secured on top. -For safety reasons please make sure all space heaters are turned off and disconnected from the outlet.

This was our second year staying here for our annual couple's retreat & it was just as great as last year ! It was spacious enough for 8 adults . Included everything we could possibly need in the kitchen & very well stocked rooms . It was perfect for our stay , can't wait to visit again!!

This was a perfect stay for our family over Thanksgiving! We had 8 adults and 3 kids and We never felt on top of each other. The kitchen was well stocked with pots/ pans/ cups silverware, etc. everything you would really need to cook. It’s a great place with about 20-30 minutes from many wineries and breweries! The neighborhood is quiet and the views are breathtaking. We enjoyed sitting on the porch with the fire and loved playing the games in the basement! Highly recommend!

It’s was a great girls trip! We had everything we need to cook a “Friendsgiving” meal! We had a great time making memories. We laughed, danced, took some walks, and enjoyed the beautiful scenery. Hot tub was an amazing place to relax after a long day. Our hosts were attentive and helpful. Made sure our stay was amazing.
